The standard panel is 1/2" tapered-edge gypsum wallboard (the SKU `DRYWALL4X8` already seeded on MaterialHQ) used on residential walls and most interior partitions; a thicker 5/8" standard option is spec'd on ceilings and on any assembly that needs a code-driven fire separation because the extra mass buys 30–60 minutes of burn-through on its own. Moisture-resistant drywall (traditional "green board" and the newer "purple board," plus USG Mold Tough and Georgia-Pacific DensArmor) replaces the standard paper facing with a paperless fiberglass mat or treated-paper surface that resists wicking moisture; it is moisture-resistant, NOT waterproof — bathroom and kitchen zones still need a tile-substrate or proper vapor barrier, and the spec'd clip/screw spacing is tighter than standard because the facing flexes more under load. Fire-rated "Type X" is the 5/8" panel with non-combustible core additives (glass fiber and vermiculite) that buys a UL-listed 1-hour fire rating when used in the right assembly — garage walls adjoining living space, walls between multifamily units, furnace-room enclosures, and most commercial corridors all call for Type X on a code-driven schedule; "Type C" extends that to 2–4 hour ratings but prices out about 2x Type X and is most common on tilt-up commercial jobs. Soundboard (USG QuietRock, National Gypsum SoundBreak, Gold Bond Sound Deadening Board) is laminated gypsum with a constrained-layer viscoelastic core that damps vibration through the panel; the spec targets STC 50–60 on partition assemblies and the price premium runs $3–6 per panel over standard 5/8", which is the same money as doubling the standard 5/8" on a staggered-stud wall — the tradeoff is one crew-day and a lot more screws for the double-layer route, so on a tight-schedule multifamily build the laminated panel often wins.
MOQ tradeoffs for panel orders
Drywall panels ship on pallets — a standard 1/2" pallet holds roughly 40 sheets, a 5/8" pallet about 38 — so a 2,000 sq.ft. single-floor drywall package is ~50 panels, and a full-house interior package runs one or more pallets of standard plus spillage for the specialty types. Big-box suppliers (Home Depot, Lowe's, Menards) will break pallets with an upcharge but only stock Type X, moisture-resistant, and soundboard at branch level in limited quantities; the trades counter is the same in any market but the inventory is what the regional allocator ships, not what the project needs. Pro dealers and Builder's FirstSource price off the pallet and will not negotiate sub-pallet orders for specialty types — a 5-sheet Type X or 10-sheet soundboard pickup is a special order that flips lead time to 3–7 days because the yard has to back-haul from the regional warehouse. Lead-time traps around regional distribution and project-scale deliveries
The biggest drywall lead-time traps are mill cadence and freight — and they compound. Only a handful of US gypsum plants run on the major brands (USG, National Gypsum, Georgia-Pacific, American Gypsum, CertainTeed), and the regional mill runs cycle on a 4–6 week production cadence tied to order book volume; "in stock today" can flip to "1–2 week lead time" between a Tuesday and a Wednesday if the next mill run sells out before the current one ships. Freight is the dominant variable cost line on a drywall order because gypsum is both heavy (~70 lb/panel for 1/2" 4x8) and brittle, so the regional bands matter: a 1/2" sheet that prices at $14.99 in Atlanta can run $17–18 in Phoenix because the closest plant is 700+ miles away and the freight gets baked into the per-panel price; Sunbelt-port regions and East-port regions see tighter supply than Midwest-mill regions because most US capacity sits in the central and eastern US. Project-scale deliveries are the second trap: a 200-panel drop has to be staged by yard (forklift, blocking, weather cover), and most yards will only release one project-scale load per week per region, so the trap is ordering on Tuesday expecting Friday delivery when every pro builder in the same market is doing the same thing — schedule delivery at order placement, not at "we're ready," because the yard slot fills long before the panel itself does. Mitigation is two-pronged: cross-supplier stock rollup on MaterialHQ before placing the order (the `in_stock` flag), and pre-order 2–3 weeks on big-ticket specialty types (Type X, soundboard) so the mill run has time to clear before the project needs panels on site.
